If you ask ten project leads how they are managing their "Golden Thread" for a Higher-Risk Building (HRB), at least seven will give you some variation of this answer:

And under the Building Safety Act 2022 (BSA 2022) and BS 8644-1:2022, it is a regulatory trap.

When you submit for Gateway 2 (before construction work can legally commence on an HRB), the BSR does not simply want narrative prose about your design intent. What BS 8644-1 Actually Demands

Published to support the Building Safety Act, BS 8644-1:2022 (Digital management of fire safety information) sets out the code of practice for moving fire information out of disconnected documents and into structured digital workflows.

Crucially, BS 8644-1 establishes three requirements that static PDFs cannot satisfy:

1. Spatial Fire Separation (The Fire Breakdown Structure)

Standard architectural BIM models organize assets by location: Building -> Storey -> Room.

Fire does not care about room names or tenant fit-out boundaries. Fire spreads according to compartment zones, protected escape enclosures, and smoke barriers.

The Fire Breakdown Structure (FBS) defined in BS 8644-1 aggregates assets by:

Without an FBS lens, you cannot evaluate whether every door penetrating a 60-minute compartment wall actually provides FD60S resistance.

2. Property-Level Rigour (FIREie Parameters)

In most design models today, fire properties are plagued by data drift:

Under BS 8644-1, fire parameters must follow strict schema validation. A fire doorset requires unambiguous designation (e.g. FD60S), accompanied by insulation (I), integrity (E), and smoke leakage (Sa / Sm) classifications matching BS EN 13501 or BS 476.

A 3D geometry block labeled "Fire Door" is not evidence. The Golden Thread demands unbroken provenance:
